Best Builders in South East London: 7 Reviewed (2026)
By Joe Thomas · Last updated:
The best builder in South East London depends on the job: Revivio Home Improvements and All Well Property Services have the most documented evidence for kitchen and bathroom work, DWL Construction suits design-and-build projects, and RK Construction is really a rendering and decorating specialist. This guide covers seven firms, what each one's own website says, and what you should still check before paying anyone.
Most "best builder" lists are a ranked set of logos with identical praise under each. This one tries to do the opposite. Every claim below comes from the business's own website or its South London Trades listing, it is attributed, and where the two disagree we say so. We found more disagreement than we expected.
How were these seven builders chosen and assessed?
These seven were chosen by the editor of this guide, not scored by a formula. Six are listed on South London Trades, which compiles most listings from Google Maps and filters to businesses rated 3 or more stars with 3 or more reviews. DWL Construction is not listed with us and is included from its own website.
For each firm we read its own website and its South London Trades profile on 23 October 2026, and noted services, areas, stated accreditations, guarantees, named projects and review figures. We did not visit sites, speak to customers or check insurance, accreditation or Companies House filings. Everything described as a credential is a claim the business makes about itself.
That limit matters. Our about page explains how listings work. In short, we are a directory, not a trade, and a listing is not an endorsement.
1. All Well Property Services: fixed-price quotes and a certificate pack
All Well Property Services is a limited company (No. 12721034) based in Anerley, SE20, trading since 2020 and covering renovation, kitchen and side return extensions, loft and garage conversions, bathrooms, damp proofing and decorating. Its own site says it has completed 100+ projects since 2020 with none abandoned, which is the kind of figure worth asking to see evidence for.
What stands out. The process is spelled out: a free 45-minute site visit, an itemised fixed-price quote within 5 working days, Building Control handled where needed, weekly progress updates, then a handover pack. The site says that pack includes an NICEIC certificate, FENSA registration, Building Control completion, structural calculations and a workmanship warranty. Payments are tied to milestones, and variations are quoted in writing and signed off.
Named work. A kitchen extension with bifold doors in Clapham, a dormer loft conversion with en-suite in Bromley, a full renovation in Battersea and a side return extension in Dulwich. No costs or durations are given for any of them.
Worth checking.
- Review figures disagree. The website header says 4.9 from 58+ Google reviews. Its FAQ says 57+ reviews averaging 4.5. Our listing shows 4.5 from 57. Look at the live Google profile.
- Insurance is not mentioned on the website. Ask for the certificate.
- Accreditations listed: NICEIC, Gas Safe, FENSA and CHAS. We have not checked any of them.
Best for: homeowners in Bromley, Sydenham, Catford, Dulwich and Lewisham who want one contract, a written fixed price and a paper trail for extensions and conversions. See local listings for builders in Bromley, builders in Sydenham and builders in Catford.
2. DWL Construction: design and build under one roof
DWL Construction Ltd is the one firm here that is not on our directory. Its website describes a concept-to-completion service: property renovation and refurbishment, extensions, loft and garage conversions, new builds, groundworks and structural works, plus commercial refurbishment and fit-outs.
What stands out. It offers design and build from a single provider, and says it can manage planning applications with London boroughs and work with architects and suppliers. It also says clients can usually stay in the home during garage and loft conversions. The site states membership of the Federation of Master Builders and shows partner logos including JIB, CSCS, Checkatrade and FENSA. The logos are unlabelled, so treat the last four as unconfirmed.
Worth checking.
- No review score or review text appears on the page, so there is no number to weigh. Ask for references.
- Experience is "years of industry experience" with no figure, and no founding year.
- Coverage is "Greater London" and the South East, with no South East London boroughs named. The only address on the page is 2 Egmont Street.
- The gallery has about 30 photos but no named projects, costs or timelines.
- No guarantee or warranty terms are stated.
Best for: larger projects that need design, planning and construction managed together, and homeowners who value a Federation of Master Builders membership (confirm it on the FMB's own member search).
3. Baseline Build & Renovate: the biggest numbers, the thinnest review trail
Baseline Build & Renovate Ltd is a Peckham firm (35 Astbury Road, SE15) that calls itself a South London renovation, installation and maintenance company. Its website lists general building, house renovation from "large period properties to studio flats", bathrooms and kitchens, extensions, bricklaying, decorating, electrical work and heating.
What stands out. It publishes the longest accreditation list of the seven: Gas Safe, TrustMark, the Federation of Master Builders, Which? Trusted Traders and Checkatrade, with NICEIC-qualified electricians. It also says all its work is insured. Its headline figures are 26 years of experience, 965 projects and 20 professional experts. Five testimonials name the customer and postcode, including SE15, SE4, SE1 and SE26, and one describes a bathroom completed within five days.
Worth checking.
- The numbers do not line up. The site says "over 150 happy customers" in one place and 376 in another. Our listing shows 5.0 from only 4 Google reviews, which is a small sample for a 26-year, 965-project firm.
- Ask how the 26 years squares with the company's registration date, which you can see free on Companies House.
- No guarantee period is given, and the project gallery has no descriptions.
- Each accreditation can be confirmed on the issuing body's own register. Do that for TrustMark and Gas Safe in particular.
Best for: SE15, SE4 and SE1 homeowners who want a firm that can also do electrical and heating work, provided the accreditations check out.
4. Revivio Home Improvements: the most checkable detail of the seven
Revivio Home Improvements (the directory slug is spelled "revivo", the business and its website use "Revivio") focuses on kitchens, bathrooms and whole-home renovation. Its website names Bermondsey, Rotherhithe, Southwark, Peckham, Greenwich, Lambeth, Dulwich and Battersea as its main areas.
What stands out. It publishes timescales: 1 to 2 weeks for a bathroom, 2 to 4 weeks for a kitchen, and about 4 weeks for a Stratford full-flat project. It gives a free ballpark estimate before a full itemised quote, agrees payment terms in writing before work starts, and gives each client a private portal for progress, documents, payments and finish choices. Named projects include a Bermondsey kitchen (Ballerina German units, Dekton worktops, full rewire, new laundry area) and a Marylebone flat with zoned underfloor heating.
Credentials claimed. City & Guilds Level 3, fully insured, a Checkatrade score of 10/10, and work done with NICEIC-registered electricians and Gas Safe plumbers. The site reports 4.9 from 24 Google reviews.
Worth checking.
- No warranty is stated by Revivio. One client review mentions a six-month warranty. Get the term in writing.
- The Google score is on its own website. Our listing does not show one, and the page header renders as "4.9/524", which looks like a formatting slip.
- The directory shows "14 years experience", but the website gives no founding year.
Best for: Bermondsey, Rotherhithe, Peckham and Greenwich homeowners planning a kitchen or bathroom who want a stated timescale and a clear paper trail. Local listings include builders in Rotherhithe.
5. RK Construction: strongest rating, but a specialist, not a general builder
RK Construction has the second-highest rating on our listings at 5.0 from 40 reviews, and its listing describes a "construction company based in Dulwich" at 45A Rosendale Road, SE21. Its own website tells a narrower story.
What stands out. The site's detailed services are silicone render (described as more flexible than traditional products and able to protect architectural detail), painting and decorating inside and out, and property maintenance for offices, leisure, industrial and public-authority buildings. Brickwork, landscaping and fencing are listed without detail. It claims full workmanship guarantees, a dedicated service support manager and "over 70 customers". Hours are Monday to Saturday, 8am to 5pm.
Worth checking.
- The footer reads "Brothers Plastering Ltd". Ask which legal entity signs your contract and holds the insurance.
- Guarantee terms and duration are not stated, and the site names no accrediting body for its "trade accreditation" line.
- The site says UK-wide with a Beckenham reference, while our listing says Norwood and Dulwich.
- No named projects, process steps or prices.
Best for: external rendering, plastering and decorating in Dulwich and Norwood. For an extension or loft conversion, ask a general builder instead.
6. Elite Construction London: large-scale ambition, west London registered office
Elite Construction London Ltd (Company No. 09514987) lists Dulwich, Bromley, Deptford and Catford on our directory. Its website covers new builds, loft conversions, extensions, refurbishment, roofing, kitchens, bathrooms, bespoke joinery and interior design, and says it handles planning, design and building in-house.
What stands out. It is pitched at bigger budgets: the contact form offers bands of £100k to £250k, £250k to £500k and £500k+. The firm claims experience from Grade II listed refurbishments to ultra-modern extensions, and says clients approve budgets and timelines at each step. It states more than ten years in business.
Worth checking.
- The registered office is in Brentford (TW8), not South East London. That is not a problem in itself, but ask where the project team is based.
- Opening hours conflict: Monday to Friday 8am to 5pm and Saturday 9am to 1pm, yet "available 24/7 at your request".
- No accreditations, insurance details, guarantees, named projects or review figures appear, and our listing shows no rating.
- The description of the planning service on the site is a copy of the roofing text.
Best for: a large, whole-house or new-build project where you will meet the team, see completed work in person and talk to past clients before committing. See also builders in Deptford.
7. Trade Masters London: bathroom and kitchen work, booked through WhatsApp
Trade Masters London is listed for Peckham and surrounding areas with 4.9 from 27 reviews on our directory. Its website address forwards to a temporary hosting address (a hostingersite.com domain) rather than staying on its own domain, and the page itself trades as "Trademasters".
What stands out. It works on bathrooms, kitchens, boiler installation and repair, tiling, plastering, carpentry, herringbone parquet and same-day emergency call-outs. Prices are unusually open for this trade: emergency call-outs from £85 plus VAT for the first visit and £60 an hour after that. It also says it is not a handyman service and is not the cheapest option. Requests arrive by WhatsApp with photos, and the site promises a quote or visit within 24 hours.
Worth checking.
- No phone number, email or physical address is listed on the site. Ask for a registered business address and contract terms before paying a deposit.
- No accreditations, insurance, guarantee terms or team are named, and Gas Safe registration should be confirmed before any boiler work.
- The site shows a single named review. The 27 Google reviews are on the directory, so read them on Google.
- "Over a decade of experience" is stated with no founding date.
Best for: Peckham homeowners who want a bathroom or kitchen refit, or a quick repair, and are comfortable arranging work by message.
How do the seven builders compare?
The table below puts the figures side by side. All ratings are as shown on South London Trades listings or, where marked, on the business's own website, and were read on 23 October 2026.

|---|---|---|---|---|---|

| DWL Construction | Design and build, extensions, commercial | None shown | "Years", no figure | None stated | 2 Egmont St |
| Baseline Build & Renovate | General building, electrical, heating | 5.0 from 4 (listing) | 26 years | None stated | Peckham, SE15 |

| Trade Masters London | Bathrooms, kitchens, repairs | 4.9 from 27 (listing) | "Over a decade" | None stated | Peckham, no address on site |
What should you check before hiring any of these builders?
Check four things for every builder, whatever the website says: the company, the insurance, the contract and the payment schedule. A strong rating is a reason to ask for a quote, not a reason to skip these.
- The legal entity. Search the company name and number on Companies House and make sure the name on your quote matches.
- Insurance. Ask for the public liability certificate and the cover amount. South London Trades does not hold insurance documents for any listed business.
- Accreditations. Confirm each on the issuing body's register: Gas Safe, NICEIC, FENSA, TrustMark and the Federation of Master Builders all publish searchable lists.
- Written contract and payment plan. A fixed scope, a stage-payment schedule and a stated warranty term. See what to check before hiring a builder and whether a builder should ask for money up front.
Illustrative scenario, not a real customer: a Lewisham homeowner called Maya gets three quotes for a loft conversion. Two are one-page summaries. One is itemised, names the Building Control route and gives a stage-payment schedule. The itemised quote is £4,000 higher, but it is the only one she can compare line by line, and the only one that tells her what happens if the plans change.
How do you compare quotes from different builders fairly?
Compare scope before price. Two quotes for the "same" kitchen extension can differ by thousands because one includes Building Control fees, structural calculations or making good, and the other does not.
Ask each builder for the same four things:
- An itemised quote with provisional sums marked.
- The Building Control route and who applies.
- A start date, a duration and what happens if it overruns.
- The warranty term, in writing.
You can sense-check a total against typical local prices with our quote checker, and see our builder FAQ hub for how day rates and quotes usually work.
Illustrative scenario: a Peckham couple, Dan and Efe, are quoted £18,000 and £14,500 for the same bathroom and kitchen refit. The cheaper quote leaves out electrics certification and waste removal. Once added, the gap is under £1,000.
What are the warning signs that a builder isn't right for you?
The clearest warning signs are a large upfront deposit, no written contract and no fixed address. Any one of them is enough to pause.
- Pressure to pay cash or a deposit far above the first stage of work.
- A website with no address, or a temporary domain, and no way to reach the firm except a messaging app.
- Credentials shown as logos with no registration number. Real registrations can be looked up.
- Headline numbers that change between pages, such as two different customer counts. A single inconsistency is normal; several together are a prompt to ask questions.
Our guide to how to spot a dodgy builder goes through the rest. Reviews matter too, but treat them as evidence to read, not a number to trust. Open the Google profile, sort by newest and look for detail about the work, the timeline and any problems and how they were fixed.
Illustrative scenario: Ayo is about to pay a 50% deposit to a builder whose site lists three accreditation logos and no registration numbers. A five-minute search of the Gas Safe and TrustMark registers finds neither. He asks the builder, who cannot supply them, and walks away.
Which of these builders should you contact for your job?
Match the builder to the job, then verify. This is how the seven line up on what their own sites emphasise:
| If your job is... | Start with | Why |
|---|---|---|
| Kitchen or bathroom refit in Bermondsey, Rotherhithe or Peckham | Revivio Home Improvements, Trade Masters London | Stated timescales (Revivio); open call-out pricing (Trade Masters) |
| Extension or loft conversion, with a certificate pack | All Well Property Services | Fixed-price quote and a documented handover pack |
| Design, planning and build as one service | DWL Construction | Concept-to-completion offer, FMB membership claimed |
| Renovation plus electrical and heating | Baseline Build & Renovate | Longest accreditation list, to be verified on the registers |
| Render, plaster or decorate | RK Construction | Its own site says rendering, plastering and decorating |
| Large or high-budget project | Elite Construction London | Budget bands from £100k, subject to site visits and references |

Frequently asked questions
Who is the best builder in South East London?
There is no single best builder. Revivio Home Improvements publishes the most checkable detail for kitchen and bathroom work, All Well Property Services has the most documented process for extensions, and DWL Construction offers design and build. The right one depends on your job and your borough, and none of them is verified by this directory.
How much does a builder cost in South East London?
Most of these builders publish no prices, which is why you should compare itemised quotes. The one published figure here is Trade Masters London's emergency call-out at £85 plus VAT for the first visit and £60 an hour after that. Use our quote checker to sense-check a larger quote.
How do I check a builder is insured and accredited?
Ask for the insurance certificate and check each accreditation on the issuing body's own register. South London Trades does not verify insurance or qualifications, and every credential in this guide is a claim the business makes on its own website.
Should I pay a deposit to a builder?
Usually only a small first-stage payment tied to a written scope. See our guide on whether a builder should ask for money up front before agreeing a schedule.
Are the ratings in this guide reliable?
They are Google ratings as displayed on our listings or on the businesses' own sites on 23 October 2026, and they change. One business shows a different rating on its own site than on its listing, and another gives two different customer counts on one page, so open the live Google profile and read recent reviews.
Conclusion: what should you do next?
Shortlist two or three builders whose strengths match your job, then run the same four checks on each. The most useful finding in this guide is not a ranking but a pattern: the firms with the most claims are not always the ones with the most checkable evidence.
- Match the job to the builder using the table above.
- Ask for company number, insurance certificate and accreditation numbers.
- Get itemised, like-for-like quotes.
- Agree the contract, stage payments and warranty in writing.
