Can I get a grant to repair my roof in the UK?

There is no general roof grant in the UK. Every live national scheme funds insulation or heating rather than the roof covering, ECO4 included. The one route that genuinely can pay for roof repair is discretionary housing assistance from your own council, offered under a 2002 order and run differently in every borough.

No UK-wide grant pays for a roof covering. Tiles, slates, felt, membranes, flashing and structural roof repair sit outside every national scheme currently running. Any website advertising a "government roof grant" is either mistaken or collecting your details to sell on. The money figures below are scheme amounts and statutory maximums set by government rather than prices for work, so no VAT applies to them.

What the national schemes fund

ECO4 runs to 31 December 2026 and is the scheme most often misdescribed as a roof grant. It funds loft insulation, pitched roof insulation, flat roof insulation and room-in-roof insulation. It does not fund the covering. Eligibility turns on claiming certain benefits and living in a property rated EPC D to G as an owner-occupier, with separate rules for renters and social housing, and installers must be TrustMark-registered under a whole-house approach.

There is one honest nuance. Where ECO4 funds flat roof insulation, the installer may have to lift and reinstate the covering to fit it, so some covering work can be incidental to a funded measure. The grant is still for the insulation.

The Great British Insulation Scheme is closed. Installations had to complete by 31 March 2026 and the eligibility checker has been withdrawn, though some energy suppliers were still accepting applications. It never covered roof coverings in any case.

The Warm Home Discount is not a grant at all. It is £150 taken off your electricity bill by your supplier, and the money is never paid to you. It is currently closed and reopens in October 2026. It funds nothing structural.

Disabled Facilities Grants reach £30,000 in England and are means-tested on household income and savings above £6,000. They pay for adaptations that let a disabled person live in the home: ramps, stairlifts, level-access showers, widened doors. Repairs are outside the scheme, and a leaking roof is a repair.

Warm Homes: Local Grant and Warmer Homes London are live and heavily subscribed, with the Greater London Authority allocated funding covering all 32 boroughs. Both are energy efficiency programmes aimed at insulation and heating in EPC D to G homes, so do not assume a roof covering falls within scope. Ask before you plan around it.

The route that can fund a roof

Article 3 of the Regulatory Reform (Housing Assistance) (England and Wales) Order 2002 lets a local housing authority provide assistance for the repair, improvement or adaptation of living accommodation, and states that assistance may be provided in any form. Grants, loans and combinations of both are all permitted, conditionally or unconditionally.

Every borough writes its own policy under that same order, which is why there is no national page to send you to and why most roofing sites skip it entirely.

Lewisham's homeowner grants policy shows the shape of one. It offers a Home Repairs Grant to a maximum of £10,000 in any five-year period and a Housing Repair Loan of up to £30,000, with a combined ceiling of £40,000. Eligible works expressly include repairing category 1 and 2 hazards assessed under the Housing Health and Safety Rating System. A defective roof causing damp, mould or excess cold is precisely such a hazard. The statutory basis for that is section 2 of the Housing Act 2004, which defines a hazard as any risk of harm to the health or safety of an actual or potential occupier arising from a deficiency in the dwelling.

The eligibility tests are narrow. Lewisham requires an owner-occupier freeholder or leaseholder whose household includes someone disabled, aged 60 or over, a child under 16, or someone with a long-term serious illness; a property over ten years old; three years of ownership and occupation as a main home; and low income or passporting benefits, with an assessed contribution capped at £3,000. Applicants provide two comparable quotes, and contractors must evidence public liability insurance and either Companies House registration or a UTR.

This is not a theoretical route. Between 2020/21 and 2024/25 Lewisham made awards to 212 properties totalling £1.9m.

How to ask

Contact your borough's housing team and ask about discretionary housing assistance or a home repairs grant, not about a roof grant. The policy is written under the first phrase and staff will recognise it. Southwark, Lambeth, Croydon, Wandsworth, Bromley and Merton each publish their own version with different names, ceilings and criteria, so the answer for your address depends on which side of a boundary you live.

Council schemes almost always require quotes from insured contractors before anything is approved, so the paperwork is the same paperwork a careful homeowner would want anyway.
